24 New Sectors to Transform Panchkula

Panchkula has the intention to expand significantly by establishing 24 new sectors on almost 10,000 acres of land, splitting the road into half from Panchkula to Barwala. The project, as mentioned in the Panchkula Extension-2 master plan, will be executed in phases, and the first phase will be based on the Barwala location with 10 sectors covering an area of 2,081 acres. 

A new residential city with a population of around 45,000 is planned for each sector. The project will borrow the concept from Chandigarh’s Sector-17 and will be directed towards the setting up of the commercial centres, shopping complexes, malls, and institutional areas.

The master plan is seen as a starting point for good road infrastructure such as roads that are going to be 50 metres wide, main road of 45 metres, and internal streets of at least 30 metres wide. All sectors will be directly interconnected with National Highway-73 which is the main highway of the state providing easy access to Chandigarh, Ambala, Delhi, Himachal Pradesh, Uttar Pradesh and Uttarakhand which is why connectivity is one of the features of the project.

Of the total area of 7,707 acres that has been earmarked as a controlled zone, approximately 606 acres will undergo development in the first phase. Moreover, the entire industry zone will be set up in the Haryana State Industrial and Infrastructure Development Corporation’s (HSIIDC) area. Moreover, nine new sectors are suggested in Raipur Rani, one of them being a commercial sector.

Urban planners do believe that Panchkula should not only invest in small-scale development but, rather, follow Mohali’s example by integrating areas for commercial activities along the main roads with residential sectors of more sustainable growth and supporting the infrastructure for the longer period.
